For a developer whose prior township benchmark was Runwal One — a 21-acre integrated development in Manpada, Thane, recognised as Best Mixed Use Development India at the Asia Pacific Property Awards — the Alibaug parcel represents an order-of-magnitude step in land scale.
Spread over 200 acres, the township is planned as a self-sufficient community with a mix of residential, commercial, hospitality, and recreational spaces, with a gross development value of around ₹20,000 crore and a development potential of approximately 20 million sq ft. The project is currently in the planning stage and is expected to be developed in phases over the coming years.
The product mix sets it apart from individual villa or plot schemes that have historically dominated Alibaug. Runwal Alibaug is planned to offer luxury villas, residential plots, 2 and 3 BHK suites, and premium commercial retail spaces. The township plans to include the services of a five-star hotel within the community — a hospitality component suited for hosting guests or accessing premium dining without travelling far. The layout is designed to include 80% open spaces, solar power, rainwater harvesting, and eco-friendly green building materials.

The Mumbai Trans Harbour Link (MTHL) — officially named Atal Setu — is a 21.8 km sea bridge connecting Sewri in South Mumbai to Nhava Sheva in Navi Mumbai, inaugurated in January 2024 as the longest sea bridge in India. Before Atal Setu, reaching Alibaug from South Mumbai by road took 2–3 hours; after Atal Setu, the same journey takes 45–60 minutes — a reduction of 60–70% in travel time. Land prices have risen from approximately ₹2,884 per sq ft in 2018 to ₹7,210 per sq ft in 2025 and are projected to touch nearly ₹21,250 per sq ft by 2031. The same report projects that land values in the region could appreciate by 3 to 3.5 times over the next five to six years, while premium villa prices are expected to increase by 2 to 2.5 times during the same period.
Visitor numbers to Alibaug have nearly doubled from 2.2 million in 2020 to 4.5 million in 2025, boosting demand for hospitality assets and short-term rentals. Properties in Mandwa, Zirad, and Awas — areas most directly benefited by faster ferry and road access — appreciated 30–35% over the two to three years surrounding the MTHL's construction and opening. JLL India notes that villas in the Alibaug market deliver rental yields of 3–4% annually, compared to just 1–1.5% for apartments.
Scarcity of large land parcels in Alibaug strengthens appreciation potential for an integrated township of this scale. Large-format townships are increasingly being seen as safer long-term investments due to better planning, phased development, and stronger regulatory compliance, and Runwal's Alibaug project is expected to follow this model, offering scale, consistency, and long-term value creation.
