Julius Baer Global Enterprise Services (India), the India arm of the Swiss private banking firm Julius Baer, has leased 74,037 square feet of chargeable office space in Andheri East, Mumbai. The office space is located on the seventh floor of Waterstones Business Park in Andheri East.

Purpose and Scope of Operations

The space will be used for Julius Baer's global capability centre (GCC) and commercial back-office operations. Mumbai is expected to anchor BFSI GCC operations, recording 1.2 msf of GCC leasing in the first half of 2026, a 7 per cent share of overall GCC leasing across the top seven Indian cities.

Julius Baer Group is among global financial firms expanding in India by setting up global capability centers, joining Sumitomo Mitsui Banking Corp., Charles Schwab Corp., and Vanguard Group in hiring plans that collectively target at least 1,000 people this year in cities including Chennai and Hyderabad.

Lease Terms and Investment

The lease commenced on May 1, 2026, for a tenure of 60 months at a monthly rent of Rs 1.55 crore, or Rs 209 per square foot, bringing the total rental outgo over the lease period to Rs 102.6 crore. Julius Baer Global Enterprise Services (India) has paid a security deposit of Rs 12.38 crore, with rents subject to an annual escalation of 5 per cent. Julius Baer Global Enterprise Services (India) has leased the space from Striton Properties.

Andheri East has emerged as a key location for corporate offices in Mumbai, with strong connectivity to major transportation networks. Julius Baer specializes in wealth management, investment advisory services, real estate financing, and selective trading services, and is one of the world's largest dedicated private banks, with CHF 497.4 billion in managed assets as of 2024. The bank operates in 28 countries and employs more than 7,500 staff globally.
