Runwal plans a new 2 and 3 BHK residential project on Peddar Road, Mumbai

Published

Runwal Group has announced plans for Runwal South Mumbai, a residential project in the Peddar Road belt of South Mumbai. The project is being offered as a new launch, with 2 BHK and 3 BHK apartments planned for the address. It is currently listed as upcoming, and pricing is available on request.

The site sits close to some of the city's most established residential neighbourhoods, including Peddar Road, Nepean Sea Road, Kemps Corner, Altamount Road, Carmichael Road, Breach Candy and Walkeshwar Road. For buyers tracking the South Mumbai market, the plan adds a new option to a micro-market where demand for well-located homes has remained firm. The project is also the latest step in the developer's push into the southern part of the city, following its entry into South Mumbai in 2024.

What the project offers

Runwal South Mumbai is planned with two configurations: 2 BHK and 3 BHK apartments. Carpet and super area figures, unit counts, floor details and the payment plan have not yet been published, so buyers should expect those details to be shared as the launch progresses. The project page on this site, Runwal South Mumbai, will carry the latest details as they are released.

The planned amenities include a clubhouse, a swimming pool, a gym and a multipurpose hall. Security features listed for the project include an advanced security system, a secure and gated community and fire sprinklers. The environmental plan covers rainwater harvesting, solar street lights, a sewage treatment plant, an underground sewerage system, storm-water drains and solid-waste management. Smart features in the homes, wide internal roads and pathways, and uninterrupted power and water supply are also part of the offer.

Specifications for this project have not yet been released. For reference, Runwal's nearby project The Residence on Nepean Sea Road is finished with vitrified flooring, anti-skid bathroom flooring, a modular kitchen with a stainless-steel sink, aluminium windows, concealed copper wiring and concealed plumbing, along with power backup and a fire alarm system. Buyers can use that project as a benchmark for the level of finish the developer has delivered recently in the same belt.

Location and connectivity

Peddar Road is one of the main north-south arterials of South Mumbai. Access to the project is provided by Western Express Highway (NH 8), Dr E Moses Road, P D'Mello Road, Peddar Road and Veer Nariman Road. The Coastal Road has an off-ramp at Breach Candy, which gives residents a direct route toward the Bandra-Worli Sea Link, about 6 km away.

Public transport is well placed. Grant Road and Mumbai Central railway stations are each about 2 km from the Peddar Road locality, and Metro Line 3 (Colaba-Bandra-Seepz) runs through the wider area, with Acharya Atre Chowk station about 4 km away. The Chhatrapati Shivaji Maharaj International Airport is roughly 24 km away, or 55 to 75 minutes by road. Nariman Point and Cuffe Parade, the city's main business districts, are about 4 to 5 km away, and the Bandra Kurla Complex is around 12 km.

Daily needs are covered nearby. Breach Candy Hospital, Jaslok Hospital and Bhatia Hospital are within 1.5 km of Peddar Road. Bayside Mall, Phoenix Palladium and Atria The Millennium are within about 4 km. Green spaces include Priyadarshini Park on Nepean Sea Road, and Tata Garden, Signature Garden and Amarsons Garden in Breach Candy. Schools and colleges in the Malabar Hill and Nepean Sea Road belt include Gopi Birla Memorial School, Wilson College and St. Xavier's College.

Infrastructure in the area is also moving forward. Phase 1 of the Coastal Road is open, and Phase 2 has a revised completion timeline of July 2029. The Integrated Command and Control Centre behind Tata Garden in Breach Candy is in its final phase. Metro Line 3 is operational, and its Girgaon station was inaugurated in October 2025.

Market context for the micro-market

Average asking prices in the surrounding micro-market have risen sharply. Malabar Hill's average asking price reached about ₹95,700 per sq ft in March 2026, up from about ₹61,050 per sq ft in June 2025. Breach Candy averaged about ₹76,550 per sq ft in 2026, while Peddar Road averaged about ₹63,350 per sq ft. Buyers comparing options in this belt should weigh these benchmarks alongside the project's final pricing once it is released.
