Runwal Enterprises Acquires 200-Acre Land Parcel in Alibaug for ₹20,000 Crore Integrated Township
Runwal Enterprises Secures 200-Acre Land Parcel in Alibaug for Coastal Township
Runwal Enterprises has secured nearly 200 acres of land in Alibaug to develop a large-scale township with an estimated project value of ₹20,000 crore. The project was announced in early 2026, marking one of the developer's most significant land acquisitions in the coastal Maharashtra belt.
Project Scale and Execution
The land's total development potential is about 20 million sq ft. The proposed project would be executed and developed over 7 years, with work planned to be done in multiple phases. The plan is to develop an integrated township project featuring residential and commercial spaces, a five-star hotel, and a golf course.
The Alibaug township would come up according to the Maharashtra Regional and Town Planning Act, which permits large contiguous areas to be developed into self-sustaining towns with internal infrastructure developed within them.
Capital Structure and Acquisition Model
While the GDV of the township is set at ₹20,000 crores, the investment planned by Runwal Enterprises amounts to ₹9,000 crores, which includes land acquisition costs and building costs. The land acquisition cost was designed on a hybrid model of advance payment and space-sharing with the landowner, a practice that is fast gaining traction for large land acquisitions to optimise capital and create win-win situations for landowners and developers.
Alibaug's Transformation as a Real Estate Destination
Alibaug has steadily transformed from a weekend getaway into a serious real estate destination. Improved connectivity through road infrastructure, ferry services, and proposed transport upgrades has significantly reduced travel time from Mumbai. This enhanced accessibility has made Alibaug attractive for second homes, luxury villas, and now large-format integrated township developments.
With the operational success of the Atal Setu (MTHL), the distance between South Mumbai and this coastal haven has been bridged to under an hour. This connectivity is further bolstered by the upcoming Navi Mumbai International Airport, set to launch in 2026.
Land values in the region could appreciate by 3 to 3.5 times over the next five to six years, while premium villa prices are expected to increase by 2 to 2.5 times during the same period. The coastal town is witnessing strong momentum driven by infrastructure development, rising tourism, growing second-home demand and limited land availability.
Strategic Rationale for Runwal
For Runwal Enterprises, this acquisition marks a strategic expansion beyond core urban markets. With Mumbai's land availability becoming increasingly constrained and expensive, developers are actively exploring peri-urban and coastal locations that allow for larger developments and better planning flexibility.
The acquisition underlines the growing confidence of major developers in coastal real estate destinations that are emerging as lifestyle and investment hotspots beyond traditional metro limits. The Alibaug township also aligns with the growing demand for lifestyle-driven real estate, especially among high-net-worth individuals and professionals seeking second homes or future retirement options.
Runwal's Real Estate Footprint
Runwal Developers Ltd., has been developing residential, commercial and retail real estate across Mumbai, Mumbai Metropolitan Region and Pune since 1978. Key residential projects include Runwal Malabar, Runwal Residence, Runwal Reserve and Runwal Raaya in South Mumbai, Runwal Auris and Runwal Elegante in the Western suburbs, Runwal One in Thane, and Runwal The Central Park in Pune.

Economic and Regional Impact
A project of this magnitude is expected to generate significant economic activity in the region. Construction employment, allied industries, and local businesses are likely to benefit from sustained development over multiple phases. Additionally, township-led development often accelerates improvements in infrastructure, utilities, and civic services in surrounding areas.
